The as-built requirements apply to all DCM projects, including those that are constructed by LBNL crafts. As-built drawings show changes made during construction. An accurate record of changes is required and must include all changes made during construction that deviate from the intent of the original documents. This includes all Change Orders, Field Orders, RFI responses, bulletins, and clarifications. Inspector will review subcontractor mark-ups on the field set of drawings on a monthly basis, prior to approval of the subcontractor’s progress payments.

Depending on the scope and complexity of a project, it may or may not have as-built drawings and/or Key Plan updates:

  • All alterations and improvements to utilities and/or occupied spaces require as-built drawings: offices, labs, roads and buildings.
  • Field-applicable electrical panel schedules, emergency evacuation plan modifications.
  • A furniture designer typically produces computer-aided design (CAD) images of furniture layout. In cases where modifications to furniture configuration are not accompanied by a CAD image, consult with the Facilities Move Coordinator.
  • Key Plan changes to the type of space; e.g., laboratory space converted to office.

For DCM projects that require filing of as-built drawings, the following is a sequence for developing the drawings:

  • During construction, the construction subcontractor marks up prints of the drawings and shows changes made by a Change Order, or in any other manner.
  • At completion of construction, the construction subcontractor transmits marked-up prints of the drawings to the Project Manager.
  • The Project Manager, assisted by the Project Coordinator, transmits drawings to the A/E firm, as applicable to the project.
  • The A/E firm incorporates the marked-up data into the original drawings to produce as-built record drawings, in CAD, as applicable to the project.
  • The A/E firm transmits the final drawings, in CAD, to the Project Manager, as applicable to the project.
  • The Project Manager forwards the final as-built record CAD drawings to Drawings / Document Management for archiving per Section 7.8, Records Management and Disposition, with a transmittal form requiring signature of receipt.
  • The Project Manager forwards the final as-built record drawings to Drawings / Document Management for archiving per Section 7.8, Records Management and Disposition, with a copy of the transmittal to the Facilities Operations Team Lead.
  • The Project Manager provides Key Plans mark-ups to the Facilities Move Coordinator who facilitates updates of the electronic plans.
